Ocean Spray Hotel

A trim Streamline Moderne survivor on Collins Avenue, standing apart from the famed Art Deco District it predates in spirit but not in address.

At a glance

The Ocean Spray Hotel, also known as the Carol Arms Hotel, sits at 4130 Collins Avenue in Miami Beach’s Mid-Beach area. Built around 1936–1937, it was designed by architect Martin L. Hampton, working as M. L. Hampton Associates, with construction by Belsham & Hampton. It was added to the National Register of Historic Places on June 2, 2004.

History

Miami Beach was still assembling its identity as a resort city when the Ocean Spray Hotel rose in the mid-1930s. Hampton and his building partner Belsham raised the structure quickly, part of a wave of small and mid-sized hotels meeting demand from winter visitors. It predates the more famous concentration of Art Deco hotels further south. Federal recognition came decades later, in 2004, when the building’s architectural merit earned it a place on the National Register.

What you see

The hotel reads as original Art Deco, tuned toward the Streamline Moderne variant popular in the period. Expect the vocabulary of the style: smooth stucco surfaces, rounded corners, and horizontal emphasis suggesting motion. It sits on Collins Avenue, Mid-Beach’s principal spine, at a scale modest compared to its Deco District cousins. The building’s value lies partly in that isolation. It offers a clear, uncrowded example of the style, unfiltered by the dense streetscape further south.

Cultural significance

Located outside Miami Beach’s official Art Deco District, the Ocean Spray Hotel matters precisely because of that separation. It demonstrates that the era’s design language extended beyond the boundaries now celebrated by preservation zoning. Its listing on the National Register affirms the building as a standalone architectural document. Short but telling, it broadens the map of where Deco-era Miami actually built.
