A landmark Art Deco structure that dominated Chinatown’s skyline, this 1927 building by Swan and Maclaren has served as a hotel, retail destination, and symbol of Singapore’s Chinese commercial heritage.

The Yue Hwa Building stands at the junction of Eu Tong Sen Street and Upper Cross Street, steps from Chinatown MRT station. Originally called Nam Tin Building and owned by Lum Chang Holdings, it was the tallest building in Chinatown when completed. Today it functions as a department store showcasing Chinese products and crafts.
History
Completed in 1927 by architects Swan and Maclaren, the building was erected during Singapore’s economic boom. It originally housed the Great Southern Hotel, the first Chinese hotel in Singapore to install a lift, along with shops and cabarets that served the city’s traveling Chinese merchants and visitors.
In 1993, Hong Kong businessman Yu Kwok Chun purchased the building from Lum Chang Holdings. The following year, he opened the first Yue Hwa Chinese Products department store within its walls, transforming the structure into a retail and cultural anchor.

The building’s renovation preserved its distinctive exterior while introducing a contemporary interior. New features include an atrium and waterfall, creating a dialogue between heritage fabric and modern retail experience. This sensitive intervention earned the structure the Architectural Heritage Award from the Urban Redevelopment Authority in 1997.

The Yue Hwa Building represents a turning point in Singapore’s approach to heritage conservation. Rather than demolish aging commercial structures, the 1994 renovation demonstrated that historic buildings could be revitalized for contemporary use while respecting their architectural identity.
